Area Surveys
NRLS are establishing a good reputation as an efficient, independent provider of area surveys. Projects undertaken to date have included The Bullring in Birmingham, Cabot Circus in Bristol and campuses for the University of Gloucestershire. NRLS are currently providing an independent measuring service to St David's Centre in Cardiff and Union Square, Aberdeen. Land Registry compliant plans are also being prepared for each Unit in these shopping centres.
Area surveys can consist of Gross External Area (GEA); Gross Internal Area (GIA) and Net Internal Area (NIA).
GEA is the area of a building measured externally at each floor level and is primarily used for planning applications or for rating and insurance purposes to residential properties.
GIA is the area of a building measured to the internal face of the perimeter walls at each floor level. It is primarily used for calculating building costs, and for rating and service charge apportionment in the commercial sector.
NIA is the usable area within a building measured to the internal face of the perimeter walls at each floor level, with specific exclusions. It is primarily used as the basis for measurement for valuation, marketing and property rating.
